This property is very spacious with 6 to 7 bedrooms spread across three floors , each floor having a small bathroom . It is in need of a significant remodelling and in my opinion, would be ideal for use as a bed and breakfast, a retreat for artists or yoga enthusiasts or could even be converted into three separate apartments. The heating system currently runs on oil with a boiler system but it is possible to connect to the gas mains that runs through the main road. The property is connected to the main water supply and there is a septic tank for the sewerage. The views from the property are truly incredible and the location is perfect for nature lovers seeking peace and quiet. It is an ideal location for artists to paint or for a yoga retreat.

It comes with approximately 3000 square meters of land but it is possible to acquire additional land from the owners.

DESCRIPTION

The house was built in the first half of the 19th century, is called Villa Pincio, named after one of the 7 hills of Rome, and is a natural mirador, from which one can see the lake in all its extension, from Lovere to Iseo, on one side, and the Adamello mountain range on the other.

The garden of about 3,000 metres around the house is embellished with colonnades in 19th-century style.

The property also has about 75,000 square metres of mainly wooded land that slopes down to the San Giovanni sanctuary. Meadows, fir woods and chestnut groves populate this beautiful mountain coast. However, this part of the property is not included in this economic offer and can be negotiated separately. The property is about 800 metres above sea level and can be reached by ascending from Lake Iseo for 6 km to the village of Bossico and then arriving via a convenient dirt road of about 300 metres to the gate.

The road actually continues to descend back towards the lake from another side of the mountain, but it was conceived as a 'rustic' road and as such is suitable for suitable vehicles.

The house is very spacious, over 300 square metres, and consists of three floors. It has a kitchen, dining room, living room, cellar, and 6 bedrooms distributed between the first and second floor.

On the second floor is a large open attic room of approximately 100 square metres.

There are 3 bathrooms, one on each floor. The bathroom on the first floor is small and a different location would be needed, depending on the intended use of the house. Again in relation to the possible use, a renovation might be necessary, particularly if it were to be used for bed and breakfast or Hotel de Charme .

But it could also be suitable for cultural events or a place of work and relaxation for artists or yoga enthusiasts. And yet it could be converted into three separate flats, one on each floor.

The roof of the house is very beautiful and is completely made of copper.

Heating is currently by radiators with a diesel boiler located in a room outside the house, but it is possible to connect to the methane network, which is 30 metres from the house.

Not to mention a possible photovoltaic panel system that would enjoy a very sunny location.

Water is supplied by the network that is always a few metres from the house, as is the sewage network, to which, however, the house is not connected, having its own septic tank. The Internet connection is of the antenna type in radio contact with the provider.

The windows and doors are original.

The interior walls and ceilings have been completely repainted by hand, in the style of the lake, by master restorers in the 1980s, with the exception of some beautiful original ceilings that show ornaments and designs made in the 19th century, when the house was inhabited by local noble families.

The furniture is not period, but is available individually.

WHAT TO SEE

The Historical Villas - Built by the bourgeoisie in the nineteenth century, these villas are located on the plateau and are named after the Seven Hills of Rome and typical Garibaldian locations. Starting from the main square of the village, following a guided tour with the help of information boards, it is possible to discover its history and curiosities.

Parish Church of Saints Pietro and Paolo - the church stands at the entrance of the village, opening onto the main square and presumably dates back to 1500 A.D. The high altar is of great importance for its polychrome inlaid marbles.

Church of S. Rocco - dated around 1500 A.D., it is located at the end of Via Bonomelli, just after the old wash house.

The Breath of the Wood - In a clearing in the woods, the Meditation Corner has been created, a quiet place where you feel comfortable and where the mind will not be distracted. The trees, the view of the sky and the sounds of nature are of great help to get in touch with your inner self and relax. A notice board shows you the basic techniques of relaxation and hammocks welcome you in the brushwood. Some holistic events are organised during summer.

Il pane di patate (potato bread) - This is a good, healthy bread that was once eaten with cheese or salami, lard or honey, jam, butter and sugar or dipped in wine. It is the bread that speaks of the past, of the people from Bossico and of their identity.

Formaggella of Bossico - Cheese with a very delicate and characteristic flavour, obtained from the aromas of the forage used to feed the cows. The white and dense curds in the moulds, matured for more than six months, acquire a more robust taste.

Nordic Walking Park - there are three signposted routes for N.W. enthusiasts: an easy ring route, a second medium-difficulty ring route, from which halfway through there is a variant that ends in front of a panorama that fills the eyes and the heart with joy; and a third and final route, which starts from Piazza San Pietro, in the direction of via 4 Novembre and via Papa Giovanni XXIII and follows the panoramic road from Bossico to Ceratello. On the routes there are water points and information boards with historical, cultural and naturalistic information about the territory. All routes are equipped with directional arrows and, in the specific folders of each route on the website, you can download the GPX tracks that can guide you along the way. The starting point of the two circular routes is the Pila P1 car park, which can be reached by crossing the town towards the pine forest.

MTB - There are also three routes for bikers: red (easy - 6.3 km), yellow (medium - 8.2 km) and black (difficult - 20 km). The three routes start from the Pro Loco headquarters in via Giardini 1, where there also the GPX tracks.

INTERESTING FACTS

Bossico has always been famous for two specialties: turnips and potatoes, but it is mainly turnips that have given great fame to this village, enough to give the people from Bossico (Bossichesi) the nickname 'i raei de Bosech' (turnips of Bossico). And if someone wants to sow turnips and want them to grow abundant and tasty, remember to do so before the 9th of August, St. Fermo's day.
