4 Bedrooms Villa In Portimao, Alvor

Description

This is a rare opportunity to acquire an established restaurant and beautiful villa on the banks of the Alvor estuary. The whole property extends to 430 m2 of construction set on a 770 m2 plot, giving a single owner both a working income and a beautiful home a few steps from the terrace.

The restaurant with stunning views over the Alvor river comes fully equipped and trading. A professional kitchen serves a cosy interior dining room with rustic character, while the main attraction is the spacious outdoor terrace which is situated directly above the water's edge, with stunning sunset views. The restaurant, Casa do Rio, has a fantastic reputation, serving fresh fish, traditional Algarve cooking and a relaxed atmosphere. It carries a loyal local following, alongside steady seasonal visitors.

The adjoining villa is traditional in design, with bright interiors, generous outdoor space and panoramic sea views. Set apart from the working restaurant and entirely private from it, the villa offers 3 plus 1 bedrooms and two bathrooms.
Entry on the ground floor opens into a hallway that leads through to a large living room in traditional style, where a generous balcony takes in stunning views over the river. The kitchen sits adjacent to this room, while further along the hallway you will find the bedrooms and two self-contained bathrooms.

Internal stairs rise to the roof terrace, where sweeping views open out over the Alvor river and the old town, taking in the bars and restaurants that line the foreshore along with the fishing huts and boat moorings that complete the picture perfect Algarvian skyline.

The basement level holds a storage area with direct access to the garden. Outside, the villa enjoys plentiful garden space and a covered terrace, along with private parking, further storage and a traditional barbecue area.

Buying the villa and business together enables an investor to purchase the whole riverside plot, and properties combining a licensed hospitality operation with private waterfront living rarely reach the market in this part of the Algarve. It presents a fantastic opportunity for a buyer who would like to run the restaurant as it stands, or an investor looking to reposition the site as a boutique guesthouse or small hotel with a restaurant attached.
