The Willows

Descrizione

A brand-new 2024 seven-bedroom joglo estate on 1,285 m2 of walled land in Kuta Utara, the Berawa and Canggu corridor. Fully permitted with a Pondok Wisata licence and income-ready, offered both for sale at iDR 31.86B (about USD 1.8M, leasehold) and for long-term lease from iDR 175M a month.

Kuta Utara is the walled, residential edge of the Canggu corridor, the belt where families and long-stay tenants want to be: minutes from Berawa's beach clubs, cafes and schools, but quiet behind its own gates. Brand-new estates of this size rarely come up here, for sale or for lease.

The Willows was built fresh in 2024 on 1,285 square metres of walled land. Five bedrooms sit in the three-storey main joglo, and a separate two-bedroom guest joglo stands on its own, so family, guests or staff have their own space. Two pools, a green-stone infinity pool with a cascade wall and a dedicated lap pool, anchor a garden that also holds a gym, a cold plunge, a spa area, a fish pond and a pagoda. The day-to-day reads like a private resort.

Every permit is in hand: PBG, SLF and a Pondok Wisata licence, so the estate is legally cleared to earn accommodation income from day one. it already runs as a long-term rental at iDR 175 million a month, and it is offered for sale on a 32-year lease with a 7-year extension already guaranteed. A buyer can hold it as a private retreat or step straight into a licensed, income-ready operation.
