Luxury Country House For Sale In The Province Of Arezzo Tuscany

Beschreibung

This luxury farmhouse with views over the wonderful panorama of the valley, perfectly restored with traditional Tuscan materials, is for sale in a dominant position on the green hills of Civitella in Val di Chiana.

The prestigious property has been obtained from a typical Tuscan farmhouse and is surrounded by about 1 hectare of land, with 220 olive trees that produce an excellent olive oil.

The farmhouse of approximately 350 square metres is spread over three floors above ground, plus a basement, and is arranged as follows.
Basement: laundry, small bathroom, technical room and double living room with fireplace.
Ground floor: entrance from the external loggia, kitchen, living room and bathroom.
First floor: master bedroom with en-suite bathroom, double bedroom and independent bathroom.
Second floor: bedroom and bathroom.

The property is the result of the restoration of a pre-existing farmhouse, rebuilt almost in its entirety following the criteria of ecological construction, which made it possible to obtain a building with a very low environmental impact.
The stones, bricks and architraves of the old farmhouse were all recycled to provide wall facings for the new building.
The roof was insulated with cork, with a ventilated roof to ensure better thermal insulation of the building.
The external walls were made of natural materials, with a thickness designed to minimise energy waste. The masonry is transpiring and held together by environmentally friendly bio-lime.
The fixtures have also been carefully chosen.

The building is also equipped with a solar panel system for hot water production and heating.
There is also a phyto-purification system for the drains, aimed at reducing the property's environmental impact.
Thanks to all these measures, the building is classified as A+ in terms of energy consumption.

in front of the farmhouse is located a 90-square metre outbuilding that is currently in an unfinished state, but which, once completed, could be used to accommodate guests.

The building is in a conveniently accessible location, not isolated and close to a town centre that provides all the necessary services.
